Yep, it's a fairytale. For what is going on outside? It could be Beorn. It could be just about anything else, too, that might not like Hobbits or Dwarves or Wizards.

My guess is that it is not Beorn, that it is a bear or other animal that is allied to Beorn by some agreement or another. It is bound by agreement, spell, or both, to not come into the house during the night.
